The Site
The finca faces south and has wide views down the valley, looking up to the spectacular Peña Blanca (White Cliff). It is about 12 minutes drive down to the sea at Isla Plana, which has three restaurants, several shops a bank and an attractive, safe beach, ideal for swimming.

Driving up the valley, it is five minutes to the nearest village of Tallante, which has two restaurants, a bar and an English food shop.

The finca stands 60-70 feet above the Rambla, accessed by its own road. The site consists of two old houses a few feet apart, which are considered one property for the purposes of re-building and for the local property tax (presently about 14 euros annually).

The land is rugged and left mostly wild, but there are several dozen almond trees and some olive and other trees on the property.

A new metal electricity pole, with meters, has been installed and the electric supply is ready to be joined up to the house.

The Project

The project for re-building the finca has been drawn up by a very experienced and respected architect in Cartageñna. It consists of 14 plans, plus a book of detailed instructions for the re-building. As well as the architect, a building inspector has been appointed to ensure all the building work meets the necessary standards, thus ensuring the quality of the house. The re-built house will carry a ten year architect's guarantee.

Because it is a conservation area, the finca must be rebuilt on its original site, which gives it an area of about 250 square metres. The southern building faces south and will contain the lounge, dining room, kitchen, utility room, cloak room and the master bedroom, which contains two en-suite bathrooms and a dressing room. The other building, about five feet away, faces east and will contain three en-suite bedrooms. There is also permission to install a swimming pool. The L shaped arrangement of the buildings and a small cliff, encloses an area ideally suited to a shady summer garden.

The two buildings must be joined by a glass enclosure (to preserve the illusion of two separate dwellings) which could be built as a conservatory and used during the winter to sit in and enjoy views into the rear garden and down the valley.
